Role Overview:
Ensure that all contract assets remain compliant; building and maintaining an accurate asset register;managing the asset change process; horizon scanning for changes in legislation then directing the scheduling of maintenance and inspections to ensure that all statutory and mandatory activities are properly and efficiently delivered on time; and that all associated compliance evidence is accurate,compliant and properly filed on time within the CAFM system.
What you'll do:
- Ensure accurate completion, management, communication and reporting of the Asset Register within the Agility CAFM system; including asset condition
- Establish standard work and level workload to maximise efficiency and value for money
- Provide technical advice and support to staff across all hard FM disciplines
- Liaise with PPG, EMCOR and external auditors to develop and execute a robust assurance programme to drive continuous improvement. Plan and complete all necessary audits
- Model EMCOR behaviours and drive a culture of safety and operational excellence
- Ensure the whole team are qualified and have the necessary training requirements to carry out their individual’s roles
- The post-holder is responsible and accountable for the timely completion of all statutory maintenance activities and must anticipate and escalate potential non-compliances weekly
- Ensure accurate completion, management and delivery of the 52 week planned periodic inspections and maintenance programme; highlighting and reporting all statutory and mandatory tasks to deliver a safe and compliant estate
- Manage all aspects of Health and Safety in accordance with legislation and EMCOR standards
- Fully responsible to ensure the specialist equipment used on site is fully maintained and calibrated correctly at all times
- Establish and ensure auditable adherence to safe systems of work
- Attend client/supplier meetings as required
- Produce operational technical reports as required by the customer/EMCOR
- Manage and liaise with all sub-contractors that attend site ensuring all documentation has been completed correctly before work can commence e.g. Risk Assessments/Method statements/Work Permits etc.
- Liaise with client on production plant / building shutdowns as part of the working schedule.
- Support the Account Manager in preparing and controlling departmental budgets and life cycle information to produce annual budgets and forecasts
- Assist in preparing business case for future project expenditure
- Review asset register and maintenance records in determining life cycle of equipment.
- Identify cost reduction opportunities resulting from improved/changed maintenance techniques
- Champion and drive innovation, collaboration, knowledge sharing and best practice across site
- Establish effective control over tools, equipment, critical and non-critical spares/consumables
- Minimise costs, prevent fraud and maximise commercial recovery
- Build internal and external relationships within the customer’s team and sub-contractor base to improve service delivery
